The regulations we track for you
- Cap. 224, Part IIA. Registration of the jointly owned building, ownership shares, Regulations, mandatory insurance, common expense accounts, interim and elected committee.
- Paid-expenses certificate. A draft law on the management of jointly owned buildings would make title transfer conditional on proof that a unit's common expenses are settled. IRES AI keeps that per-unit record from day one and prints the certificate.
- Title deeds and trapped buyers. Law 110(I)/2025 as amended in 2026 — deposited contract, payments and encumbrance releases documented per unit.
- EPBD IV (Directive (EU) 2024/1275). Energy certificates, renovation passport data and the zero-emission requirement for new buildings.
- Construction Products Regulation (EU) 2024/3110. Declarations of performance and digital product passport data with the building file.
- CSRD / ESRS. Project-level energy and emission figures for developers inside scope.
Existing complexes stay untouched
Adding a project changes nothing for buildings already live in IRES AI. Communities, roles, modules and invoices continue exactly as they are. An older complex can be brought in at its current stage — you record what exists today and the compliance radar simply shows the gaps.
